Texas Pro Engineer Growth 1940-2014

A detail examination of the 05-May-2014 version of the Texas professional engineer (PE) roster has been performed.  Of significance is both the growth in the number of PEs -- and the RATIO of Texas population to PEs.

Texas PE Count Binned by 1st Year of Registration

Most of the PE counts before 1950 or so are unreliable -- there were plenty of engineers that were not "registered" -- and "official" "registration" came in stages to Texas -- and some engineers that came from outside Texas -- registered under other state systems.  Yet after about 1950, there is a steady growth that tracks the growth of population.

The turbulence of 1993-1998 is not clear to this author -- maybe a new legislative "registration" requirement -- and some "fallout" from the 1986-1988 oil & gas bust -- coupled with the Savings & Loan induced real estate "crisis" and Resolution Trust Corporation activities of the late 1980s and early 1990s.

Exponential Growth?

From about 1953 to 1980, the growth in PEs indicated an exponential trend -- and backing out to the 1953 to 2010 scale -- a slightly less robust overall exponential trend.

Comparative tests with 11% and 8% annual PE growth were very favorable, as seen in semi-log chart above.

Dwarfs Cannot Kiss Snow White?

Amazing -- without even trying very hard -- and with almost zero public exposure -- the TX Restarts team has been "pinged" by a least one real estate broker.

Even more amazing?  The broker wanted to convince hard working Dwarfs (Dwarves?) that only a "Handsome Prince" broker can kiss sleeping Snow White development prospects -- bringing them back to life -- and overcome the Zombie witch poison of the 2007-2008 downturn.

Here at TX Restarts we are laughing -- "Wot?  That is all you do for your 6% commission?  Just be handsome and kiss some Zombie lips?  How does that add value to potential project?"

Of course, brokers who really do not know how to add value to a project will tell you that "being handsome" is magic in -- and of -- itself.  Stands alone.  No need to sweat a little -- and add value to promote the prospect.  From history -- we know better.

Where is your added value, Handsome Dude?

Wow! Lots of Potential for Project Idea Density

Wow!  So Many Civil Engineers!

This author is surprised -- who would have thunk it that there are so many Civil Engineers in central Texas.

Key Stats of Note:
  • 143,000 square miles,
  • ~20.5 million folks [1],
  • 13079 Civil Engineers "Active" [2]
  • One Civil Engineer for every ~1570 persons
  • If spread evenly: One CE for every 110 Sq Miles.
This is an amazing density of knowledge and skills.  Surely we can find a few with projects left hanging from the 2007-2008 fiscal crisis.  Good ideas sprout from people and situations.

Please feel free to contact us for the next step.

One Large Economic Factor Driving TX Real Estate Dev Restarts

You have probably heard about the Eagleford oil & gas shale play -- and the economic growth in south central Texas.  Above is a key metric -- Horizontal drilling rig counts and Frack sand consumed to support the oil & gas development.  Frack sand is used to hold open the fracture networks that allow the hydrocarbon fluids to flow to the surface.  While this sand is highly specialized, the growth curve is a leading indicator for a whole pyramid of downstream economic factors.

Significance for Real Estate Development Restarts?  Concomitant and a natural follow-along is the need for quarry rock, construction materials and road base.  Rough metrics from the USGS indicate that consumption of natural aggregates is 8-10 tons per year, per person.  With anticipated TX population growth, this translates into significant opportunity for new "greenfield" quarry projects -- and feedstocks for project development.

Texas Real Estate Development Restarts - Idea Outreach

Dear Engineer or Project Manager:

Did the 2007-2008 downturn leave one or more of your "ready to go" projects high and dry?  Money tide ran out before you could fully float the new project?

Good News!  Our 25+ year old engineering firm has interested parties and investors who would like to help with a possible restart -- and help you recover from 2007-2008 setbacks.  Development in Texas is warming and we believe that early restart is better than a late one.

Baby Boom retirement and other economic drivers are making Texas the "goto place" for growth in the next 20+ years -- with an anticipated population growth from 24.5 million in 2010 to 32.8 million in 2030 [1] -- a 33% increase -- more than double the USA average rate.

So if you have a project -- especially in the Dallas -> Houston -> San Antonio interstate triangle -- and up to 100 miles outside -- as indicated in the banner map -- please click the "Contact Us" button above. Privacy and courtesy assured.
